For villas (excluding Festive), 31 days before arrival a full refund of the 50% deposit will be granted. 30 days or less before arrival, no shows and early departures, you will be charged 100% of the total reserved nights. For more details on our deposit and cancellation policies, please contact our reservations department.

We cater to all age ranges here at Oil Nut Bay. We offer babysitting and nannying services so the adults can unwind. Our Nut House Kids Club has toys, console gaming, and books for children of all ages to enjoy. Through the Nut House, we have the Rangers Program where they earn a pin for every activity completed. The Nature Center is great for those who wish to learn about the Flora and Fauna of the British Virgin Islands. They can also visit our Rescue Barn, home to rescue horses, emus and red-footed tortoises where they can interact and learn about each animal.

There are commercial flights to the British Virgin Islands to Tortola (EIS) or the smaller Virgin Gorda Airport (VIJ). You can choose to get here on a direct American Airlines flight from Miami (MIA) to EIS. Or connecting through San Juan (SJU), St. Thomas (STT), St. Maarten (SXM), or Antigua (ANU) then to EIS where our team can arrange transportation to the resort. There is also an option of Helicopter transfers from EIS, STT, SJU or SXM directly to the Oil Nut Bay International Heliport with onsite customs and immigration.

Dining options can be through the Beach Club restaurant which features al fresco dining areas, a club-style menu with an island flair exclusive to homeowners and rental guests. We also have the signature over the water Nova restaurant open to the public with a globally inspired cuisine. The Nova Restaurant offers a splendid environment with ample lounging spaces, overwater hammocks, daybeds, and a plunge pool – creating the perfect setting for relaxation, lazing, and dining. We also offer In-Villa Dining (Oil Nut Bay’s version of room service), Private Chef & Butler services, Marina Village with the Market and Coffee Shop and Picnic excursions.

Access to all resort amenities and facilities, including the Beach Club with three pools and swim up bar, Pavilion, Wellness Studio, Nut House Kid’s Club and Rangers Program, Nature Center, Tennis and Pickle-Ball Courts, hiking trails, non-motorized water, beach and land activities (paddle-boarding, sailing, kayaking, snorkeling, volleyball, beach games), Wi-Fi, printing and business center usage, and personalized concierge service to arrange itineraries and activities. Daily housekeeping service is provided as well as personal electric carts for transportation throughout the resort.

Oil Nut Bay is not an all-inclusive resort, but we do offer a breakfast plan option with our Suites. Our two main restaurants on property: The Beach Club is open to our homeowners and rental guests for breakfast, lunch and dinner, and Nova restaurant is open to the public daily for lunch and dinner as well as brunch– with live entertainment and dinner on weekends. We also offer Private Chef & Butler Services for a more exclusive and customized dining experience, as well as In Villa Dining from the comfort of your villa. Prior to arrival, we can fully stock the villa with grocery items along with the complimentary provisions such as coffee, sweeteners & water.

Lounge in our cabanas located at the Beach Club, walk along our mile-long stretch of soft white sand and crystal-clear waters, or indulge in water activities from snorkeling in vibrant coral reefs, to sailing, paddle-boarding, and more. We also offer Spa services– perfect for slow days. Our dedicated concierge team can arrange private boat charters for island hopping and sunset cruises or a day of exploring Virgin Gorda’s hotspots by taxi.

Electric golf carts are provided for easy transportation throughout the resort and are included in your stay. If you are uncomfortable driving, our trusted drivers can take you to and from your destination while on the property.

The BVI is a British Overseas Territory. Ultimate executive authority in the British Virgin Islands is vested in the King of England and is exercised on her behalf by the Governor of the British Virgin Islands. The governor is appointed by the King on the advice of the British government. Defense and most foreign affairs remain the responsibility of the United Kingdom.

Oil Nut Bay offers an Emergency and Concierge Medical Program led by Dr. Genzel with a rotation of physicians and nurses throughout the season. There is an onsite clinic with emergency response equipment. The medical team works closely with Peebles Hospital on Tortola as well as the Clinic on Virgin Gorda.

There will be an eventual 180 villas spread across 400 acres, separated into fifteen unique neighborhoods.

Oil Nut Bay is located on the eastern end of the island of Virgin Gorda in the British Virgin Islands. It is accessible only by boat or helicopter and offers the safety and seclusion of a private island. Owners can fly into the international airports on Tortola or Virgin Gorda, and transfer via our private boats or helicopter to Oil Nut Bay.
Our heliport offers two helipads and is the first in the overseas territories to receive international approval. We offer onsite customs and immigration clearance. Flights can be chartered from St. Thomas, Puerto Rico and other surrounding islands.

The Oil Nut Bay property was acquired in November 2008. The first two years were spent on infrastructure development with vertical construction beginning in 2010.

All amenities are available exclusively to our homeowners and guests staying on property. However, the Marina Village is open to the public and includes a restaurant, bar and pool, coffee shop, market, boutique, and watersports shop.

Oil Nut Bay’s dedicated concierge team is ready to assist with local air travel, customs and transfers, as well as personalized itineraries and activities. We can arrange for private chefs, butler services, full provisioning and specialty products, nannies, custom boat charters, and regular ferry service in and around the North Sound.

Our eventual 101-slip marina will be spread out over four piers (three are complete) and caters for boats up to 130 feet and a draft of up to 8 feet. Fuel, water and power are available. Slips are available for purchase by property owners, or for overnight rental.

Oil Nut Bay has a Beach Club and Pavilion with three pools, hot tub, swim-up bar, lounge, pavilion bar and restaurant. Other amenities include two pickleball courts, two tennis courts with lighting, a Wellness Studio, Kids Club, Nature Center and Spa Services. We also offer a wide range of watersports, yoga and fitness instruction along with hiking trails. The Marina Village features a restaurant, bar, pool, coffee shop, market boutique, and watersports shop.

Homeowners/Property insurance that covers catastrophic events such as hurricane, fire, flood etc. is available to homeowners at Oil Nut Bay and offered by multiple insurance companies. Owners are responsible for acquiring their own property insurance under the jurisdiction in the British Virgin Islands.

Taxes in the BVI are set at a reasonable level with a comparatively simple structure. Real Estate transactions in the BVI are subject to a one-time Stamp Duty. Stamp Duty is levied at a rate of 12% for Non-Belongers and 4% for Belongers.
An annual Property Tax is payable to the BVI Government at the rate of $150 for the first half an acre to one acre, and $50 for any additional acreage thereafter. There is also a House Tax, which is levied at the rate of 1.5% of the assessed annual rental value of the structure. In practice, these taxes amount to less than $2,000/year. There is no income tax in the BVI.

Application for a Non-Belongers Land Holding License is made to the Ministry of Natural Resources of the Government of the British Virgin Islands. The Ministry processes the application and subsequently submits it to Cabinet for determination. It must be supported by a financial statement, references as needed, a police certificate of good standing, as well as other supporting documentation. The purchase of a property by a Non-Belonger must be advertised locally for four consecutive weeks in a local paper prior to submission of the License Application to the Government. The purchaser should retain local counsel to assist with the preparation and submission of the license application.

All overseas investors, including citizens of the United Kingdom, require a Non-Belongers Land Holding License to purchase any property in the British Virgin Islands. A license entitles the purchaser to own a specific property and is non-transferable. The timeline from application to approval for the Non-Belonger Landholding License is usually 60 to 90 days

Several banks in the BVI offer retail banking services to overseas purchasers subject to status. Banks will consider financing land and new construction financing may also be available. Interest rates are generally pegged to LIBOR or New York Prime rate for terms of up to 25 years and usually require 25% down.

Oil Nut Bay Construction Company provides a one-year construction warranty. Warranties may vary with other contractors.

Concrete structures have structural strength to withstand higher wind conditions. These are the only structures that we recommend building at Oil Nut Bay.

Oil Nut Bay’s dedicated construction company sets the standard for building luxury homes in the Caribbean. Our precedence for precision when it comes to skill, artistry, and adherence to budget and timeline, helps us to alleviate the stressors often associated with new-builds and makes for a more seamless process for prospective owners.
Most building materials are imported through local merchants. Materials may be imported directly and will be liable to import duty levied at rates of between 5% and 20%. Purchasers enrolled in the Oil Nut Bay Rental Management Program are exempt from these fees through the BVI’s Hotel Aid program. Once approved, the construction team assists with obtaining a building permit through the BVI government. When using ONB partners, typical home construction ranges from 12–18 months.

Development at Oil Nut Bay is governed by the Oil Nut Bay Design Guidelines. The guidelines are the result of 30 years of experience and research into the architectural styles of the world’s most elegant estate properties and ensure that Oil Nut Bay is built in harmony with the land. However, there is tremendous flexibility within the guidelines to allow for unique design preferences and to suit each individual home site.
Oil Nut Bay can provide a list of several world class architects that have worked previously in the community or owners may elect to use any architect they wish as long as they adhere to the design guidelines of Oil Nut Bay. Architects’ fees will vary according to their level of involvement, responsibility and the complexity of the work.

There is a five-year commitment to develop unimproved land. If the property has already been improved, there may be no further requirement to improve.

Oil Nut Bay has two sets of dues per property, Resort Club and Property Association Dues (POA). Each property is equally assessed regardless of size.
Discounts on dues are available for villas engaged in the rental program. Villas with full rental availability see their Resort Club fees subsidized by two-thirds. Villas with limited rental availability have their Resort Club fees subsidized by one-third.

Oil Nut Bay’s dedicated Property Management team provides support in maintaining the quality of villas and grounds at the highest level, and ensures each homeowner receives value and excellence from all service providers.

A flat monthly management fee is charged based on the square footage of your villa and includes the oversight and management of all services. All service fees are passed through to the owner at cost.

Oil Nut Bay offers an exclusive full and limited rental program to homeowners, allowing them to rent their villa while they are not living at their property.

Rental Management at Oil Nut Bay allows owners to effortlessly offset their investment and maintenance expenses when not residing in their villa. With full or limited rental management programs available, owners can select a plan that best fits their travel.
In addition, owners who participate in the Rental Management program receive a discount on monthly Property Management and Resort Club fees.

All rental income is subject to a 10% administrative fee. Developer-sold properties are then eligible for a 60/40 split between the homeowner and manager. Resale properties are eligible for a 50/50 split between the homeowner and manager.

- All interior and exterior furnishings will be reviewed and approved by Oil Nut Bay to ensure success in your rentals and optimal rental bookings.
- The villa must meet the minimum soft furnishings, equipment and consumable supplies inventory requirements. All furnishings, equipment and supplies should be replaced as needed due to normal wear and tear.
- The villa must be equipped with internet and TV service to meet minimum standards.
- Cart(s) appropriate for the maximum villa occupancy must be provided.
- Homeowner is responsible for providing photography and video. Oil Nut Bay’s marketing team will direct the shoot.
- The villa must be part of the Property Management Program to ensure it is maintained at the highest level and is owner/guest-ready at all times.

Owners who choose to be part of the rental program prior to beginning construction may be exempt from import duties on some construction materials.

Oil Nut Bay has formed its own utilities company, The North Sound Utility Company, that includes a carefully developed and constructed underground network ensuring no interference to land or sea. The following utilities are provided:
- Power: The property is connected to the BVI Electric grid but has one megawatt of standby power in the form of two generators that cover the entire property in the event of a BVIEC interruption.
Oil Nut Bay has an initial community solar farm of 165-kw, which is currently being expanded upon. Road, pathway, dock and landscape lights are solar powered. - Water: All water is made onsite via our Desalination Water Plant. This has the capacity to make up to 145,000 gallons per day. There are cisterns under the 300K potable, 100K irrigation. To minimize the amount of electricity used for water production, collected rain and gray water from sinks, showers, and other non-saltwater waste sources are used in irrigation of the landscape.
- Sewage: An onsite Sewage Treatment Facility in our resort core handles most home sites on the eastern end of the property. Estate home sites are required to install their own Wastewater Treatment systems.
- Fiber: An underground fiber optic network is installed throughout Oil Nut Bay. It connects via radio link to Virgin Gorda. This now allows for standard speeds of 250-750 mbps and higher upon request, as well as a comprehensive television network. Homeowners connect to the fiber network during the construction phase.
- Power: The property is connected to the BVI Electric grid but has one megawatt of standby power in the form of two generators that cover the entire property in the event of a BVIEC interruption.

All villas are strongly advised to have cisterns that collect rainwater, used primarily in irrigation.

Oil Nut Bay supports the larger community and actively builds relationships to preserve and protect the environmental integrity of the land. Partnerships with the North Sound Foundation and the Community Stewardship Organization (CSO) provide educational opportunities for environmental learning to promote and sustain the ecology of Oil Nut Bay and Virgin Gorda at large.

Yes! Oil Nut Bay’s Horse Stables are home to one rescue horse from Puerto Rico, five emus, dozens of red-footed tortoises, and a number of rescue cats. Residents and guests also share land and sea with several types of rays, sea turtles, flamingos, kestrels, ducks, black birds, lizards, iguanas, as well as a variety of other wildlife.
